Steam wash vs. regular cleaning

Regular cleaning removes surface dust from filters, while steam washing penetrates the coil and fins to lift built-up grime and bacteria without harsh chemicals. For dusty Riyadh areas we recommend steam washing at least twice a year to preserve cooling efficiency and air quality.

How often does an AC need cleaning in Riyadh?

The short answer: every 3 to 4 months for normal home use, with a full steam wash at least twice a year — once before summer and once mid-season. That interval shortens in specific cases: if your home is near a construction site or an unpaved road, if a family member has respiratory allergies, or in commercial and office use where the AC runs longer hours. In those cases we advise cleaning every two months. Washing the filters yourself can be repeated every two weeks in summer, and it extends the gap between professional visits.

What an AC cleaning visit covers, step by step

We arrive with washing equipment and an insulating bag that wraps the indoor unit to collect dirty water and stop it reaching the wall or furniture. We disconnect power first, then remove the front cover and filters and wash them separately. Next we steam-wash the coil at high temperature, dissolving the greasy layer built up between the fins without bending them. We then clear and sanitize the drain line to prevent algae regrowth — the step most people skip, even though it prevents the single most common cause of AC dripping. Then we clean the outdoor unit and condenser fins of dust. We finish by drying the electrical components with compressed air, running a test in front of you, and measuring the temperature difference between intake and outlet air to confirm cooling actually improved.

AC cleaning by unit type

Each type needs a different method and time. The split AC is the most common in Riyadh homes; washing it requires a collection bag and takes about an hour per unit. A window AC is simpler as a single piece, but its rear drain hole clogs with dust frequently and needs specific clearing. A central AC additionally requires cleaning the ducts and the central filter as well as the unit itself, and takes longer. A concealed ceiling unit is the hardest to access, sometimes needing gypsum panels removed, and its small drain pump must be checked. An evaporative desert cooler is entirely different: it depends on replacing scale-caked cellulose pads and cleaning the water tank and pump — it has no coil and no refrigerant.

After washing the AC, when can I switch it on?

Wait one to two hours after washing before switching on, and three to four hours after a deep wash with heavy water. The reason is that the indoor unit holds an electronic control board and electrical terminals; if moisture remains and you apply power, a short can burn the board. On first start-up, run it on fan mode at high speed for 15 to 20 minutes so the coil dries fully before you ask it to cool. Make sure the filters are completely dry before refitting — a damp filter traps dust and creates a musty smell within days. If a professional did the wash, they cover the electrical parts beforehand and dry them with compressed air after, so it can run after just half an hour.

Signs your AC needs cleaning now

The first and clearest sign is weak cooling despite the setting being at maximum — dust on the coil acts as insulation blocking heat exchange. The second is a musty or dusty smell on start-up, caused by moisture trapped in the layer of grime inside the unit. The third is an unexplained rise in the electricity bill, because a dirty AC runs longer to reach the same temperature. The fourth is water dripping from the indoor unit due to a drain line blocked by algae. The fifth is louder-than-usual noise from a strained fan pushing air through a clogged filter. A simple practical test: remove the filter and hold it up to window light; if you can't clearly see light through it, it needs washing now.

What you can clean yourself and what needs a technician

Washing the filters is simple and completely safe: remove the filter from behind the front cover, wash it with lukewarm water and mild soap, let it dry fully in the shade, then refit. You can also wipe the front cover with a damp cloth. The outdoor unit can be sprayed with a hose at moderate pressure, provided you disconnect power first and spray parallel to the fin direction rather than perpendicular so they don't bend — never use high pressure like a car wash, which folds the fins and weakens cooling. What not to do yourself: spraying the mounted indoor unit with water without a collection bag, trying to clear the drain with a metal wire that can puncture the hose so water leaks inside the wall, or removing the unit cover with the power connected.
